Unlike rising damp, penetrating damp can happen at any level within the property including roofs, ceilings and walls, it is most commonly caused from leaky pipes, broken gutters, poorly maintained brickwork, deterioration of mortar joints showing cracks which over time can become damaged or need re-pointing, crack stitching may be needed in some cases, water management systems are also a typical cause of penetrating damp.
